　「Ｑ＆Ａ」によると、地震で家屋が全壊した場合、借家人は敷金（保証金）の返還を請求できるが、全額返還請求が可能かどうかは、滞納家賃や特約の有無で異なる。借家の一部損傷の場合は、地震などの不可抗力による場合でも、家主には原則修繕義務があるが、損傷の程度が大きい場合は修繕義務はないとされる。 　一方、全壊した家のローンは引き続き支払わなければならない。阪神大震災の時と同様、深刻な課題となりそうだ。
